Judge Realty is extremely proud of the property management division, managing well over 200 properties throughout Savannah and Pooler. Spearheaded by Residential Property Management Vice President, Emily Kelley, Judge hopes to grow its management footprint and scale of services significantly over the next few years. Kelley, a Charleston native, joined the team at Judge Realty in 2014 and has worked tirelessly to grow the number of properties managed by 38%. “Actual revenue collected has grown 73%. Business development is very important to me as well as communication with each of my individual clients.” said Kelley.

Kelley says she wanted to become a property manager from a young age, her cousin managed property and growing up she admired her for it. While she has grown the numbers at Judge, it hasn’t always been easy. “I went to do an inspection once and when I opened the front door, there was an inflatable kiddie pool in the center of the room with a live, 5 foot alligator in it… I shut the door, immediately locked it, and left. Needless to say the tenant got a notice to vacate shortly after,” said Kelley. “Another time, I was showing a property and while on the back patio, a dog from the second story balcony peed on me. There’s never a boring day, which is fun,” she laughed, “You can’t make this stuff up.”

Despite the crazy situations, Kelley still wouldn’t rather be doing anything else. She’s happy to call Judge home and happy to help her clients in any way she can. “It’s definitely a passion, it has to be, otherwise you wouldn’t do it; but it’s an awkward passion because not that many people want to do it. There’s a need for deciphering facts and wanting to help people with the details. I like helping people and solving the problems. I like coming up with creative ways to help both the owner and the tenant while keeping them both happy,” she said.

The decision to invest into multiple properties for rental purposes can be a great choice for long term investments. However, most people may not be ready for the work combined with the dedication that it takes to upkeep and manage tenants for it to be a successful venture. For that purpose, residential management companies are key in not only managing the day-to-day but ensuring that the upkeep and return on investment is on track.

We asked Judge Realty’s VP of Residential Property Management, Emily Kelley and Assistant VP Property Management Laurie Winslow to provide a closer look at the details involved in property management and the challenges faced.


 

What are some of the struggles that most owners don’t realize accompany operating rental properties?

I often see that most owners who self-manage have difficulty with receiving payments on time, the pre-screening process, and placing the right people in the space. I would rather have a home sit vacant for a few extra weeks knowing that I’m putting a qualified tenant in the unit that is going to take care of the property and pay the rent on time every month. We know exactly what to look for, and have a great system in place to ensure we are renting to someone who are low risks for non payment.

What are some things beyond taking care of the pre-screening and placement that residential management companies assist on?

We ensure legal compliance during all the processes involved from marketing a property, showing the property, leasing it, and the move in/ move out processes. Most owners are not familiar with contractual stipulations that must be applied in order to protect both the owners and the renters. In addition, the constant communication and activity involved with the tenant that comes with the responsibility of being a landlord is often overlooked. It is a full-time job that most owners are not prepared for.

What are some of the financial risks and gains involved with owning rental properties?

Accounting is something owners with multiple properties struggle with (or even someone with one property can struggle with). Using a residential management company makes it very easy, you get monthly statements as well as a year end statement of all income and expenses. This makes accounting less stressful for owners and streamlined.

Maintenance is another area that can be costly if not done correctly but also very time consuming and complex. A residential management company will facilitate all this for you, obtain estimates, oversee the work, and ensure work is done properly and up to code which in the end will save you money and sanity.

What is a typical day like for a property manager?

There is not a typical day in property management. You can come in with a list of items you want to do, and a call from a tenant or owner can rearrange your entire day depending on the situation and how complex the situation might be.

You can also be bombarded with calls for showings of units and that will deviate you away from your planned schedule. Property management is a juggle from minute to minute as to what takes priority, yet everything is extremely time sensitive with no exceptions.

Communicating clearly upfront with tenants and owners and being organized helps, but there is never a typical day.

Judge Realty has hired Emily Kelley as the new VP of Residential Property Management. Due to the success of Judge Realty’s Property Management division, Kelley was brought on to help aid in the success of business development.

In this position, Kelley implements the owners’ strategic plans for each property or portfolio of properties, including property management, leasing, financials, relationship management, reporting, maintenance repairs, capital projects, and ongoing administration of all relevant agreements and legal issues.

Originally from Jacksonville, North Carolina, Kelley moved from her home base to Charleston, South Carolina, where she spent 13 years gaining in depth experience in maximizing financial performance, maintaining and growing asset values.  Before moving to Savannah, she worked at some of the largest real estate investment trust companies in the U.S. including AIMCO and Colonial Properties Trust.

Kelley also has experience in managing multifamily portfolios with asset values up to 34M and single family portfolios with combined asset values of 75+M.

Kelley is an advocate of pancreatic cancer research and will be dedicating the month of November (Pancreatic Cancer Awareness Month) to raising awareness and funds.  When she lost her mother to the disease several years ago, Kelley made it a point to raise awareness about this little known form of cancer.

“My mother was healthy and fine. Then she woke up one day with a death sentence -that was only a few short months away due to this monstrous disease. She went from being seemingly healthy and perfectly fine to being very sick and dying all with in less than four months. I lost my mother, my best friend to this disease way to early. If I can help one girl have more time with her mom it will fill my heart with joy.”

Emily will be running in the Purple Stride 5k in Atlanta on November 15th.  The yearly event put on by the Pancreatic Awareness Network, takes place all over the United States to raise money for research and treatment.

As a rising form of cancer, it is estimated that more than 46,000 Americans will be diagnosed with pancreatic cancer this year, and more than 39,000 will die from the disease. It is the fourth leading cause of cancer death, with a relative five-year survival rate of just 6%.  It also one of the least funded in research among the major forms of cancer.

We know from the relatively high survival rates associated with breast cancer and HIV/AIDS that federal research funding levels matter in the fight to find new cures and directly relate to improved survival rates.
