Faces of the South with Lori Judge

Faces of the SouthIn 2011, Lori Judge was featured for South Magazine’s “Faces of the South.” They said, “She gives fashion advice, swears by acupuncture, can be found at most art openings and rides a classic BMW motorcycle. But she’s more than just a pretty face; she’s the next-generation pacesetter in Savannah real estate.”

This year, Judge is being featured again: she still gives fashion advice, swears by acupuncture, can be found hosting most art openings, has traded the motorcycle for an electric BMW, and continues to prove her worth in the real estate world.

Judge’s love of local and sustainable fashion hasn’t changed at all, she still stands by her favorites: basics for the office and understated artful ensembles for events. Her recent obsession is Thread and Onion. “These recent SCAD grads are incredibly talented, it’s so exciting to have talent and entrepreneurial drive like this stay in Savannah after graduation. I love their shop and am so happy to support them in any way I can.”

In addition to her love of acupuncture, Judge is really starting to expand into Feng Shui. Her office is completely zen, down to every last prosperity corner. Each desk has a crystal and, thanks to the recent full moon, were properly washed in moonlit rain.

Judge’s fervent love and support of local and regional art came to fruition when she established the Judge Realty Permanent Collection in 2014. “I went to Miami for Art Basel and viewed the Rubell Family Collection and became fascinated with the concept of an art collection that was permanent and open to anyone who wanted to view it. So naturally, I focused the acquisitions on the ideals of my company: environment, energy, and economy,” said Judge.

In 2014, Judge made the switch to electric. She acquired a BMW i3, hoping to promote Savannah’s ideal landscape for electric cars in the Historic District. Judge said, “I can’t claim environmental sustainability in my company if I don’t also follow those values personally. In 2014 I decided to buy electric. I’m so happy I did, Savannah is the perfect town for an electric car.”

Dylan Wilson is a fashion and portrait photographer based in Savannah, Georgia. He is available for assignments worldwide.Five years later and Lori Judge is still true to her original goals and ideals, and honored to be a part of South’s Faces of the South again. She’s proud to be more than just a pretty face as she redefines the bounds of a modern real estate company, growing her business into a multifaceted cultural cornerstone of our community.

Savannah Mossterpiece | As one of the largest highlights in Savannah this year, the event featured the first ever eco-friendly public art project in the Southeast. Using moss as a medium, artist Jamie Bourgeois transformed the facade of the Judge Realty office to reflect sustainability, community and growth. The response from the community was incredible, provoking new conversations of how a city views public art.

To celebrate the installation and the 10 year anniversary, Judge Realty held a fundraiser for Art Rise Savannah, to help raise funds and awareness for public art projects and other community art projects. Local artists donated decorated terra cotta pots as silent auction items. The event was able to raise over $2,500 for Art Rise.Year in Review | Judge Realty

The Power of the Sun | This year Judge Realty installed solar panels on the roof of the office in downtown Savannah, allowing them to operate solely on solar power energy.

Very few commercial buildings have installed solar panels in historic downtown Savannah. Judge Realty’s goal is that by being one of the first to have a commercial property run solely on solar energy, a city wide trend in committing to saving energy will start.Year in Review | Judge Realty

Judge Realty Permanent Collection | The Judge Realty Permanent Collection started in early 2014. Built to showcase a private collection that is open to the public, the pieces are on rotation for guests and patrons to enjoy at Judge Realty.

Presently, with over 30 pieces in the collection, Judge Realty aims to support local and regional artists and help the creative community thrive. Throughout the 2015 year, Judge Realty increased the collection by acquiring regional artists such as Jimmy O’Neal, Katherine Sandoz and Hiromi Moneyhun.

We look forward to so many new and exciting announcements in 2016. We wish everyone a safe and wonderful holiday season!

The event is free and open to the public. Fellow artist, exhibit designer and preparator at Telfair Museum of Art, Heath Ritch will be installing the exhibition.Tobia Makover and Myself a MemoryCurated by acclaimed artist Marcus Kenney, the exhibition brings hundreds of pieces together specifically designed for the location. This is Kenney’s first time curating Makover’s work which makes the experience of working with long-time friend and fellow SCAD alumni, Makover, even more special.

Kenney states, “Tobia’s images hold my attention like few others and the truth is that it is what I do not or cannot see in them that captivates me the most. It is my goal with this installation to show a side of her work that few get to witness and to share those memories the way my mind sees them. To see them not as a patron or student but as a memory of myself and ourselves. Her images are our memories, our childhood, our fantasies and our fears.Tobia Makover and Myself a Memory”Makover’s work is renowned for creating intrigue using timeless imagery combined with Fayum, a unique process of encaustic waxing that dates back to 1st century Egypt.

“This is my first solo show in Savannah since 2011 and I could not be more excited to be working with both Marcus Kenney and Judge Realty. I have known Marcus for 20 years starting as photography students at SCAD. I have known Lori for over 10 years, have photographed her son and have seen the growth of both our businesses over the years. I am beyond thrilled to have some of my longtime colleagues and friends be a part of this event,” says Makover.

The event space at 201 East Charlton Street overlooks historic Lafayette Square and is sponsored by Judge Realty. The property was built in 1852 for Major John Gallie, an officer in the Confederate Army. Designed by John Norris, Savannah’s most prominent colonial architect, this historically significant building lends a perfect atmosphere for the event.Tobia Makover and Myself a MemoryJudge Realty has been an advocate of the public and private art sector in Savannah and has brokered locations for both public art productions and pop up venues. Lori Judge of Judge Realty mirrors the excitement of the show and its significance, “Tobia has been a friend of mine for a long time. It’s a pleasure to support Tobia’s event while continuing my mission of supporting local and regional artists. Because of invested artists like Tobia, the Savannah’s artistic economy is becoming more stable.”

Makover, born and raised in Atlanta, is a Savannah College of Art and Design graduate in Photography and has been living as a full-time artist in Savannah for over 10 years.

Tips of the Trade: How to get your home on and off the market quickly

Looking into selling your home? Market research has recently shown, now is a prime time for home sellers. The market is ripe and at an all time low for inventory in some areas. If you’re considering testing the waters, check out these tips to help you prepare and sell your home.

The first step any seller needs to consider is the process of showcasing their home. After all, putting your best foot, or curb, forward can make all the difference in getting your asking price.

Tips of the Trade: How to get your home on and off the market quickly with Judge Realty | Photo: HGTVPhoto: HGTV

Renovate or Forget It?

Prepping a home to sell does not mean that renovating is necessary. A common misconception is that in order to get a higher asking price, areas like new appliances, new construction or remodeling are necessary but in fact can often cost more than the return.

According to Realtor Magazine, some renovations, such as adding a bathroom or putting new shingles on a roof, might not always pay. The data suggests that the nationwide average amount recouped for a bathroom remodel is about 58%.

Curb Appeal

First impressions are everything. Consider your home’s curb appeal as its first handshake to potential buyers. Presenting your landscaping well gives buyers the impression you’ve taken pride in both the exterior and interior of your home. Since landscaping is one of the first things noticed, make it as clean and curated as possible. Extra eye appeal can be added using potted plants for pops of seasonal color.

Kim and Helen Iocovozzi, Judge Realty 2014 Top Producers, maintain that curb appeal, cleanliness and a fresh appearance outside are your best first impressions. Helen believes, “When people see that the house has been well maintained and cleanliness is obvious, potential buyers are more trusting and more confident about the value of the property.”

“Move in Ready”

Often referred to as “Turn Key”, this notion refers to showcasing your home as ready to move in. When potential buyers see that there is little or no work needed to be done, they are more likely to see the value in the asking price.

Staging

On the same level of making it look ready to move in, buyers are inspired when they see the potential of what living in the space would be like. Often times a seller and the agent can hire someone to professionally stage the property for sale. Staging costs can vary but should be considered when looking at your budget. This is especially true if you’ve already moved out and removed your furniture. Staging pros and cons should be discussed with your agent before committing to it.

Professional Photography

It’s also incredibly important to take professional photos of your home. Work with your agent to see what angles are best to photograph the home and use proper lighting. The more you can create a “perfect space” through a photograph, the more potential buyers will be already sold by the time they even get there. Homes with professional images gain an immediate advantage.

The Price is Right

Consult with your real estate agent about the trends in your neighborhood. Take all “comps”, or comparables, into consideration when deciding on your listing price.

Kim advises sellers, “Be willing to make a deal. Often times people lose a sale because they are not willing to negotiate on certain aspects of the sale. The terms have to be worth it for both parties and most times that means negotiating. Be open-minded and willing to hear options.”

Not only will following these tips help you sell your property quickly, it will also help ensure your asking price. Consult with your agent to see if your house is ready and prepped for a faster sale.

Picker Joe’s Antique Mall & Vintage Market recently opened in the vibrant Starland District. Located on 41st Street between Abercorn and Lincoln Streets, the eclectic mix of vintage furniture, clothing, books, trinkets, and more has made the mall the talk of the neighborhood. Boasting 62 dealers, it is currently the largest multi-dealer antique mall north of Victory Drive. We asked mall owner James Plumlee what it was like working with Judge Realty during his search for the new mall location.

What made you chose Savannah as a place to open your business?

I was searching for the perfect location in Savannah to open Picker Joe’s Antique Mall & Vintage Market. After looking at several properties in the area I realized I needed the expertise of a local real estate agent to guide me in the right direction.

What made you choose Judge Realty?

After investigating a few local agents, I decided to go with Judge Realty. They were very knowledgeable, accommodating, and exhibited the utmost professionalism throughout the process.

How would you describe the process from contract to close. How did we do?

Judge was great and handled the process wonderfully. Jason Nielubowicz handled most of the transactions. He was wonderful to work with. Kind, courteous, and very helpful!

Advice for other people interested in buying or selling properties?

Find a good agent! I definitely recommend Judge Realty to anyone looking for property in Savannah. They will guide you in the right direction!

A true Savannah native son, Jason Nielubowicz spent his growing up years living on the Isle of Hope. He has spent 17 years in mortgage and real estate finance, the last decade exclusively originating commercial mortgages . An avid supporter of the local music scene, Jason often can be found at one of Savannah’s many concerts.
