Picker Joe’s Antique Mall & Vintage Market recently opened in the vibrant Starland District. Located on 41st Street between Abercorn and Lincoln Streets, the eclectic mix of vintage furniture, clothing, books, trinkets, and more has made the mall the talk of the neighborhood. Boasting 62 dealers, it is currently the largest multi-dealer antique mall north of Victory Drive. We asked mall owner James Plumlee what it was like working with Judge Realty during his search for the new mall location.


What made you chose Savannah as a place to open your business?

I was searching for the perfect location in Savannah to open Picker Joe’s Antique Mall & Vintage Market. After looking at several properties in the area I realized I needed the expertise of a local real estate agent to guide me in the right direction.

What made you choose Judge Realty?

After investigating a few local agents, I decided to go with Judge Realty. They were very knowledgeable, accommodating, and exhibited the utmost professionalism throughout the process.

How would you describe the process from contract to close. How did we do?

For first time home buyers, applying for a mortgage can be overwhelming when they discover all that is involved with the process. The more information buyers provide, the greater their chances are of getting their application approved and into their first home.

This week we run through some tips first time home buyers should know and prepare for to make the mortgage process easier. We asked mortgage expert, Jason Nielubowicz of Judge Realty, to help clarify what you need to prepare before making the big leap. Jason has 20 years experience in mortgage and real estate finance. Here are the top 5 things he suggests doing before applying for a mortgage:

i. Check your credit score: There are several places you can do this but Credit Karma is good place to start. It is a free service that also offers tips to make credit score improvements.

ii. Get your Annual Credit Report: Pull your report from each of the three bureaus: Equifax, TransUnion, and Experian. Take an hour or so to go over each of these independently to search for mistakes, unpaid accounts, and collections. Even though you may pay on time every month, something as simple as using 80% of your available credit on a credit card each month can lower your score significantly.

iii. Get your Realtor and Mortgage Lender involved early: Both can help as you prepare to apply for your mortgage. As you get ready to make your move, Realtors can also keep you aware of developments in the real estate market.

iv. Get your paperwork in order right away: This means locating and organizing your W-2 forms, tax documents, as well as recent bank statements and pay stubs. Have them ready to present to your lender when the time comes. The more organized you are with your paperwork the easier it will be on everyone.

v. Don’t make any other large purchases: While it won’t automatically keep you from getting approved for a mortgage, taking on a new debt of this magnitude may very well make the process more difficult.

N: Amy Young and I became fast friends a few years back during one of her regular Savannah visits when she happened to have an extra ticket to a Savannah Music Festival show. It didn’t take long for her to tell me about her long time love for Savannah and her plans for SixTwelve back in Oklahoma City, and incorporating a community exchange with Savannah as part of her dream for that organization. It took one or two more trips before we began looking at homes, and we’d only looked at a handful when we came to the cottage on Charlton Lane. Amy knew immediately this was the one and before long Amy was an official, if only part time, Savannah resident. I’m glad to have gained a great friend, and honored to have played a small part in making the artist exchange a reality.


What made you choose Judge Realty? 

Y: I chose Judge Realty because of their reputation, the incredible attention that they give to each home buyer and because of the support they provide to the arts community in Savannah. This was very important to me because the little house I purchased will be used as a residency for artists, musicians, writers, chefs, farmers, and anyone else that want to send to this beautiful city. The community education center my partner and I are starting in Oklahoma City, SixTwelve, will reciprocally host creative people from Savannah. We want to start a group of culture and community exchanges each year, so as to give people a chance to learn, to grow and to share knowledge.

From contract to close, how did we do?

Y: I would give Judge Realty five out of five stars! I needed help between making an offer and closing because I live in Oklahoma part-time and couldn’t be in Savannah for the inspections, appraisals, etc. Jason was always there and would respond promptly to any questions or concerns that I had. I could not have been more lucky to have found Judge Realty to help me through the process.

Advice for others selling / buying properties?
